Homesteads on Grand: New Affordable Housing in Johnson City, NY

After receiving $9.7 million from New York State, Regan Development Corporation will soon begin constructing Homesteads on Grand, an affordable residential multifamily building with 72 dwelling units and 6,200 square feet of commercial space in partnership with The SEPP Group.
The development involves a single four-story elevator building with 72 dwelling units, including 27 one-bedroom apartments, 41 two-bedroom apartments, and 4 three-bedroom apartments. The apartments will be affordable to individuals and families with a range of incomes up to 80 percent of the Area Median Income (“AMI”) for Broome County. To serve our residents, the development will have one apartment to be occupied by a live-in building superintendent.
The building design offers superior quality and condition with high quality finishes and amenities and will include two elevators, laundry facilities, a community room with kitchen, management office and storage. Outdoor spaces will include a playground and surface parking. The property and buildings will be smoke-free. High-speed broadband services will be provided for all residents at no additional cost. The project includes 6,200 square feet of non-residential commercial space targeted for a daycare center.

The development will participate in NYSERDA’s New Construction – Housing Program Carbon Neutral-Ready + Health and will utilize all electric, high efficiency equipment for space heating and cooling, domestic hot water, and appliances.
The project will participate in the Clean Energy Initiative Program (CEI). The Project has been designed with advanced all-electric whole-building, decarbonization strategies and will be constructed to earn the 2020 Enterprise Green Communities Plus certification.
