Regan Development is currently transforming the Lion Factory at 750 Second Avenue in Troy, New York. In the Lansingburgh section toward the north end of Troy, the building is within walking distance of all local services including services including two supermarkets, restaurants and assorted local shopping establishments.

The existing six story structure occupies a full city block and contains 246,000 square feet of space. The building is included on the National Register of Historic Places. The Lion Factory Building is historically and architecturally significant as an example of late 19th century/early 20th century industrial construction, and this transformation will respect and enhance these important historic features. From the late 1880’s-1940’s the building housed the United Shirt & Collar Company, one of the world’s largest shirt and collar producers.

Where so many of this country’s shirt collars were produced, 151 residential rental apartments will be created: including 115 one bedroom, 33 two bedroom and 3 three-bedroom apartments, and a live in two-bedroom superintendent’s apartment.

The 151 apartments will be affordable to households and families with a wide affordability range including units for households earning up to 40% to 60% of Area Median Income. Six additional rental apartments at market rates will not bear any income restrictions. In keeping with Regan Development’s commitment to helping those in need, twenty-five of the one-bedroom apartments will be designated for residents with special needs. Unity House will provide supportive services for these residents. Unity House will provide supportive services for these residents. The development amenities will include a community room, laundry facility and ample street parking both for the residential and commercial uses.

On the building’s ground floor, Lion Factory will feature 31,500 square feet of space for commercial offices and local business, helping to revitalize and grow the commercial corridor along Second Avenue in Lansingburgh.
